How will my properties BER rating be calculated?
Your property will be measured and every aspect of the dwellings construction will be carefully detailed. Once the collation of data in inputted on a software system your property will be given a score between A-G.
An A score is the best possible result, indicating an energy efficient property. Furthermore, your BER assessor will advise you on any improvements you could make to achieve a higher score.
How Much does a BER Rating Cert Cost?
If you are looking to get a BER assessment carried out independently, you can expect to pay between €100 and €180 for a residential dwelling.
You should keep in mind, larger properties will take longer to assess. As a result, you should expect to pay more for a BER rating in larger properties.
The BER assessor will have to pay €25 to the SEAI for each assessment, they will then issue you with a BER certificate which is valid for ten years.
With the absence of a price system for the BER assessment. You should negotiate and come to a price with the BER assessor before hiring the BER assessor for the job. Furthermore, you should get the quotation in writing to avoid any issues.
The aim of BER Ratings is to reduce energy consumption s part of the Kyoto agreement.

The individual conducting the assessment must be qualified to do so. You can easily search the registered list of BER Assessors online if you have any questions over an assessors qualification.

All assessors have completed an intensive building energy training program and should have adequate complimentary industry experience/qualifications.

Once the BER rating has been completed the BER rating assessor will input his findings into the BER rating software. All 80 pieces of information will be processed, at this point a result will be calculated and your home will be awarded a BER rating.

You will also be provided with an advisory report to show what improvements can be made to improve the BER rating of your dwelling. While on site you should use that time to ask the BER Assessor any questions you may have.

Responsibility
Who is responsible for BER Ratings
The owner, landlord or seller of the property is fully responsible for the properties BER Rating. With a substantial fine of €5,000 for parties who neglect their BER Rating responsibilities.
